Due to recent Florida law changes about insurance, it is more important than ever that homeowners seek out qualified, licensed roofers. Insurance companies have threatened to pull out of Florida following a few harsh hurricane seasons. Those that remain have raised rates dramatically, creating hardship for many homeowners.

Thankfully, Florida lawmakers responded with legislation protecting homeowners from rising insurance rates. However, that protection all hinges on one thing: qualified roofers doing quality wind mitigation work.

We cannot stress this enough. If you need work done on your roof, it is vital that you hire a licensed roofer — preferable one with a General Contractor’s License. Here’s why that is so important in light of recent insurance changes.

Proper Permits

Recently, insurance companies have quickly denied coverage for roofs that do not offer proper wind protection. Especially following big storms, it’s common for unlicensed roofers to roll through town. They may offer to replace damaged roofs for less. The problem is, these companies typically don’t pull permits. Unfortunately, you cannot prove to your insurer that your roof meets wind resistance standards without a permit. If no permit was filed, your insurer might require you to replace your roof to maintain coverage.

Reputable, licensed roofers pull permits. They are not afraid to have an inspector check their work and ensure it meets wind mitigation requirements. They’re happy to provide you with this proof to share with your insurer.

Wind Mitigation Efforts

Your roof needs to be constructed to resist wind damage — for insurance reasons and to keep your family safe. Unlicensed roofers may cut corners when it comes to wind mitigation strategies. This can eventually lead to costly damage and disqualify you from insurance coverage.

Licensed roofers know how to properly install hurricane clips, Secondary Water Resistance barriers (SWRs), and roof coverings. They can provide documentation that this work has been done in compliance with insurance requirements. These wind mitigation efforts allow you to qualify for insurance discounts, but they must be done correctly.

When you hire a roofing company with a General Contractor’s license, they can also ensure your windows, doors, skylights, and other openings are secure against the wind. Kelly Roofing, for example, will soon begin installing hurricane shutters. Insurance companies offer additional discounts when these elements are updated for wind protection.

Certified Inspections

Since the recent insurance changes, insurance carriers, by default, threaten to cancel coverage once a roof reaches 15 years of age. To maintain coverage, homeowners have two options. They can replace the roof or pay for a Certified Inspection. This inspection cannot be done by just anyone. It must be conducted by a licensed roofing company who knows the current building codes and wind mitigation standards.

A Certified Inspection will cost about $200 for the average single-family home. Provide the inspection report to your insurer, who will grant you another 5 years of coverage. Most roofs, when properly installed, last far longer than 15 years. It is much more affordable to have the roof inspected than it is to replace it prematurely. Plus, the inspection gives you assurance your roof is still adequately protecting your home from wind damage.

If your roof is replaced by a licensed roofer, you can call the same company for a Certified Inspection. They’ll already know your roof!

Longevity

When properly installed and maintained, tile roofs can last up to 50 years. Shingle roofs can last up to 25 years, and premium metal roofs can last 30 – 40 years. The key here is that roofs only last this long if properly installed. Many roofs are installed without a proper secondary water resistance barrier or top flashing. These roofs may fail after 15 years or less, resulting in dropped insurance coverage and the need for premature replacement.

A licensed roofer will install your roof in a way that maximizes its longevity. You won’t have to worry about it passing that Certified Inspection for your insurer after 15 years.

Kelly Roofing is also proud to install Tesla Solar Roofs. Made with wind mitigation in mind, these long-lived roof systems are guaranteed for 25 years. They often last much longer. Working with a Tesla Certified Installer, like Kelly Roofing, can give you and your insurance company peace of mind.
